Lower Level Storage - some room is available in our storage section of lower level for bike, scooter, or plastic storage tubs (building is raised) - no cardboard boxes, everything must be stored in covered/sealed plastic storage tubs -- this is also where my laundry machines are located, which are yours to use as well.

A BIT ABOUT ME:
I am a woman from the Midwest who's lived in New Orleans for 20 years, born on the edge of the GenX/Millennial era. I am presently freelancing while awaiting the re-opening of my main job, hence the need to share the apartment. I read a lot and play a lot of music. I love great conversation over snacks and wine, but also like to keep to myself a lot. I very rarely have guests over, mostly keep visitors to porch hangs, and respect all Covid boundaries and precautions. I am not the best cook, but if you love cooking, you are going to looooove this kitchen. I do use half the living room as my office/studio, however, there is a small back sunroom that can also be converted into studio/storage space. There are very few things that do not interest me, and I know what it means to miss New Orleans...
Entire house is furnished with all the basics; it's not fancy, but most everything you need is already here, including kitchen/cooking supplies. Simple, minimal living in an old New Orleans house that is clean but has old-home cracks and creeks. You're welcome to use the furniture already here (including the bed + linens in the open bedroom - pictured w/comforter), or bring your own.
It's really a super easy and sane solution in a safe and lovely neighborhood to weather any economic woes or transitional life periods.
Neighborhood is VERY bike-able with lots of trees, several parks nearby, and convenient shopping/food/transit.
Streetcar stop at the end of the street a few blocks one way, and bus stop a few blocks the other way.

THE DEAL:
You don't necessarily have to have a job to move in, but you have to already have some type of secured monthly income, such as a Student Stipend or Unemployment, or have a minimum of 3 months worth of rent ready up-front. Unless renting at the weekly rate, then $300 is simply due on the first day of each week.
TO MOVE IN:
$1,700 (first + last month's rent) in cash, electronic transfer, or certified check, to secure the room and get keys. $850 is then due the day before the 1st of each month. Half of your $1,700 will serve as your last month's rent. So whenever you're ready to move out, you simply give 30 Days Notice, and you've already pre-paid your last month.
It's a really economical situation in a super convenient area (read: expensive n'hood), with just minimal, humble furnishings in an old historic duplex that carries some little character isms like rickety windows and cracking paint, etc.
Looking for a responsible housemate with a certain level of maturity. The right candidate pays rent promptly, shares in purchasing household cleaning/paper supplies, and cleans up after themself in the common spaces without being asked. Awareness that this is shared household with no paid maid service is crucial to this working well. IMPORTANT NOTE ON CLEANLINESS EXPECTATIONS...
There is no cleaning service:
Though I am pretty easy-going, open-minded and fun, keeping a CLEAN house that is very mindful of shared space is central to the household. Everyone is expected to participate *equally* in maintaining shared spaces on weekly/monthly basis (meaning, more than just picking up after oneself).

...but smoking is allowed on the awesome front porch. : )
This is also a 4:20 friendly household, though in no way does it overrun the atmosphere.
Strictly Month-to-Month for now. But with a minimum 3 Months stay in order to access the Monthly Rate.
$850 1st month's rent + $850 last month's rent required in cash, wire, mobile app, or certified check to move in.
Simple, written rental agreement provided. No exceptions. No formal lease to sign.
