Property Manager/Assistant Property Manager (New Orleans)
The President of a vertically integrate real estate development firm needs a highly motivated individual to assist and coordinate activities of the Regional Manager. Ability to communicate with the owner, multi tasking, is vital to the success of this position in this stable and growing organization. Heavy interfacing with Marketing, Client Communications, Vendors and Financial Institutions, government and non-profit housing programs. Strong administrative management skills required to manage production of marketing materials, complex itineraries, maintenance logistics and meeting schedules for admin staff and leasing agents. Ability to do research and draft correspondence. This position allows for the opportunity to take on increasing responsibility within the company as capability is demonstrated. Upward mobility is expected, not just offered. Attention to detail, excellent organization and follow-up skills a must.
Our company has a range of properties: from low-moderate income apartments that work closely with community groups and housing subsidy's i.e. CLC, DHAP, SEC 8, Archdiocese of NOLA, UNITY etc... to Middle Upper income apartments on the river and warehouse district.
Furthermore we also have a growing portfolio of commercial properties ranging from office buildings to strip malls on Veterans Blvd. to new high rise we're developing on Canal St.
Ã¢â‚¬Â¢ Overall property management of Louisiana metro portfolio
Ã¢â‚¬Â¢ Interface with owner, lender, tenants, vendors and others involved in building issues
Ã¢â‚¬Â¢ Interact and develop trust-based relationships with tenants on a regular basis via phone, in-
person and e-mail.
Ã¢â‚¬Â¢ Communicate regarding service requests/issues and operating expense billings
Ã¢â‚¬Â¢ Plan and implement tenant retention promotional programs and maintain good tenant relations.
Ã¢â‚¬Â¢ Coordinate all property activities and tenant information with the leasing department.
Ã¢â‚¬Â¢ Prepare budgets; review and analyze cash flows; manage accounts payable and receivable; and
administer capital projects.
Ã¢â‚¬Â¢ Direct and supervise maintenance employees of assigned properties. Routinely inspect, tour and
report on all building maintenance activities.
Ã¢â‚¬Â¢ Oversee contractors and vendors performing maintenance and construction work on buildings
Ã¢â‚¬Â¢ Conduct tenant move-in and move-out inspections.
Ã¢â‚¬Â¢ Maintain and verify rent rolls; oversee maintenance of building and operational files.
Ã¢â‚¬Â¢ Prepare monthly reports as required.
Ã¢â‚¬Â¢ Produce accurate executive summaries and day/week end reports to owner
Ã¢â‚¬Â¢ Excellent skills in multi-tasking with extreme emphasis on prioritizing tasks/projects
Ã¢â‚¬Â¢ Desire and drive for success in projects
Ã¢â‚¬Â¢ Must be able to effective control flow of information and people to the president
Ã¢â‚¬Â¢ Supervise resource levels in the office, both administrative and work related
Ã¢â‚¬Â¢ 4+ years experience a requirement
Ã¢â‚¬Â¢ Ability to manage cash flow/receipts/accounting of rent roll & petty cash.
