$3000 Stable Family of 4 Needs New House (University Area/Metairie)

I am a government contactor (environmental engineer), looking for a “corporate” type house rental. We are trying to move closer to our Children’s school (St. Benilde in Metairie), however, we may consider other areas, especially anything in the Lusher Charter (Willow) area.

We understand that government rental requirements may be too restrictive for some property owners, but we really appreciate you taking the time to read our requirements. Also, please feel free to ask questions if your situation is not a 100% fit, or if there is anything you don’t understand.

In an attempt to save us both some time, we are being kind of detailed, however many things are optional/negotiable.

Requirements:

Billing needs to be based on a daily rate, and paid weekly in arrears. A deposit is negotiable, however for billing purposes I need to show that I am paying weekly. Basically, this works like a hotel, where you pay when you leave/checkout. The major exception being that as I’m not actually “checking out”, I would pay you every week. In this case, I would pay you every week on Friday or Saturday for the previous 7 days. I can pay by check or credit card as long as there is some type of receipt showing dates stayed, rate, payment, etc.

As an example: If the agreed upon “daily” rate is $101.00 (the current government maximum), that comes to an approximate monthly rent amount of $3,000. (Please note that the allowable rate will go up in October, and I can provide more details if needed)

We expect to be in New Orleans for at least another year (or longer), however, there is a remote possibility it could be less (transfers or other major disasters). Primarily for this reason, signing a long-term lease is not permitted. A lease with a transfer clause may be an option.

All utilities, including high-speed internet (for work purposes) and cable TV/phone, need to be included in the rental price. I work 60+ hours a week, and the kids are in school during the day, so utility consumption should be low.


Flexible items:

As stated above, we strongly prefer the Metairie or University areas; however, we will consider anything that fits this outline.

We have furniture, washer/dryer, etc. so we’d prefer unfurnished, however we will work around (or possibly purchase) anything in the house that you don’t want to move or store.

We need at least four bedrooms, and would like to have a garage (converted/detached or not) for our son’s model train set. Something with a den/office would be nice, but not a deal breaker. A raised basement might substitute for the garage.

Would prefer lawn service be included, however, again, not a deal breaker.

Would consider doing light maintenance, painting or repairs (I have tools) as long as we are not out of pocket too much for materials.

A lease/option is a possibility, as long as we can agree on a “walk away” clause if I am transferred.

For property owners who have not dealt with “corporate” type tenants or government per-diem rates this may all seem a bit confusing, however, I can tell you it really isn’t all that complicated. Although I think I have covered everything, please ask any question you may have and I will do my best to answer.

Agents are also welcome to respond, however, please be clear with your clients on the financial aspects. Sorry if that came off as harsh, however this became a challenge with my previous posts.
